Terms and conditions
Last updated: 15 August 2026
These terms and conditions govern your use of this website (the "Site"). The Site is operated by Casa d'Olivença, an alojamento local (registered local lodging establishment) at Rua de Olivença 10, 7350-075 Elvas, Portugal; NIF 271772905; registration number AL 102158/AL; email casadeolivenca@outlook.com ("we", "us" or "Casa d'Olivença").
By visiting or using the Site, you agree to these terms.
1. Purpose of the Site
The Site introduces Casa d'Olivença in Elvas: its rooms, the rooftop terrace, the surrounding area and practical information for your stay.
You can use the Site to send us a booking request or to get in touch. The Site is not an online shop: no payments are processed and no bookings are made automatically through it.
2. A booking request is not a confirmed booking
The form on the "Book" page is a no-obligation request. Sending it does not commit you to anything, nor does it yet entitle you to a room.
Availability is not checked automatically. A contract is formed only when we expressly confirm your request by email. Until you receive that confirmation, no room is reserved for you.
The conditions of the stay itself — the price, any deposit, the cancellation terms and the check-in and check-out times — will be set out in that confirmation. They do not form part of these terms, which govern only the use of the Site.
3. Information subject to change
We take great care to keep the information on the Site accurate and up to date. Even so, details of the rooms, amenities, prices, availability and what we offer may change without notice.
We aim to make photographs and descriptions as accurate as possible, but they are intended as a guide only: colours, dimensions and furnishings may differ in reality. The content of the Site does not give rise to any rights.
4. Intellectual property
All content on the Site — including text, photographs, videos, the logo, the visual identity and the design — is protected by intellectual property rights and belongs to Casa d'Olivença or its licensors.
You may not copy, distribute, modify or commercially exploit this content without our prior written permission.
5. Acceptable use
You must use the Site lawfully and in accordance with these terms. In particular, you may not:
- ·interfere with or circumvent the operation or security of the Site;
- ·collect data from the Site by automated means (scraping);
- ·misuse the booking form, for example by submitting false requests or using other people's details without their consent.
6. Liability
We make every effort to keep the Site available, up to date and secure, but we do not guarantee that it will operate without interruption or error.
To the extent permitted by law, we are not liable for any loss or damage arising from the use of the Site, from its temporary unavailability or from inaccuracies in the information shown. This limitation does not apply in cases of wilful misconduct or gross negligence on our part, or where mandatory law provides otherwise.
7. Links to third-party services
The Site contains links to third-party services such as Google Maps, WhatsApp and social media platforms. We have no control over those services and are not responsible for their content, availability or practices.
Your use of those services is governed by their own terms and privacy policies.
8. Privacy and cookies
Our privacy policy and cookie policy also apply to your use of the Site. They explain what data we process, why we process it and what rights you have.
9. Complaints and dispute resolution
If you are not satisfied, please contact us first at casadeolivenca@outlook.com. We aim to resolve every complaint amicably.
As a tourist accommodation provider in Portugal, we provide the electronic complaints book (Livro de Reclamações Eletrónico), which you can access at www.livroreclamacoes.pt.
If we cannot reach an agreement, you may, as a consumer, refer the matter for out-of-court resolution to CNIACC — Centro Nacional de Informação e Arbitragem de Conflitos de Consumo (National Centre for Consumer Dispute Information and Arbitration, www.cniacc.pt), under Portuguese Lei n.º 144/2015.
10. Changes to these terms
We may amend these terms at any time. The current version is always available on the Site, with the date of the latest update shown at the top. Changes take effect as soon as they are published on the Site.
11. Governing law and jurisdiction
These terms are governed by Portuguese law.
Any dispute concerning the use of the Site will be submitted to the competent Portuguese court. This is without prejudice to any mandatory provisions of consumer law that entitle you to bring proceedings in the courts of the place where you live within the European Union.
